Issue rent demands and ensure all rental payments are collected on time. Any late rental payment will be dealt with immediately.
Periodic visits to the property to ensure that the premises are being well maintained. For most commercial leases any repair issues that require carrying out by the tenant will be noted and the tenant will be provided a written notification to carry out necessary works.
Keeping records of lease, license or tenancy renewal dates and providing notification to parties when rent reviews are due.
Goodsir Graham Commercial are the first point of contact for the tenant if there are any issues for example blocked drains, clauses in the lease, license or tenancy agreements that are unclear or general maintenance enquiries.
Overseeing and arranging lift maintenance contracts.
Fire safety checks to ensure the property/estate is compliant.
Arranging the building insurance and ensuring the correct values are being applied for the sums insured and loss of rent.
Individual management accounts where rent is paid in and sent electronically to the Landlord/Client.
Members of National Federation Of Property Professionals, fully regulated and independently monitored.
We have invested in the latest software system and work with a package called Focus Microsystems. This system helps streamline the administration, for example enabling to access information on tenant’s license terms or alerting us on demand dates and general maintenance rotas.
