Because we have a very broad and active commercial agency division, we can provide both landlord and tenant the best possible advise on renewal of an expired lease, this would be subject to both parties desire to renew and the terms of the lease being included or excluded from the 1954 Landlord and Tenant Act.

- Photographic Schedule Of Conditions
We would highly recommend that any new lease that is being negotiated between both parties solicitors that a signed photographic schedule is attached carried out by our RICS qualified surveyor. A tenant’s repairing obligations is then clearly recorded as to the condition that the property should be returned to the landlord in. Our consultant surveyor specializes in dilapidations with over 30 years experience in the building consultancy, dilapidations and surveying fields. It is usual practice that the tenant covers the cost for a photographic schedule.

Having a qualified surveyor acting for you at the lease expiry to carry out a Schedule of Dilapidations is sound advice to make the whole process of handover straight forward and clearer to what the obligations are from the tenant’s point of view and to assist in the dilapidations negotiations at the end of the lease term.
